Homes Proposed Next to 1-5 Freeway

What was once expected to become an industrial complex could now become houses, condos and apartments.

A residential project is now proposed right next to the I-5 Freeway where once an industrial complex was planned.

A real estate developer wants to build two distinct housing communities and a 38,000-square-foot fitness center on the 20-acre swath of land at the westerly end of Calle Arroyo.

In 2008, the San Juan Capistrano City Council narrowly approved an 11-building industrial center that was to be known as Ventanas. It was never built.

Now comes J.H. Real Estate Partners of Newport Beach with an entirely different plan. According to a pre-application on file with the city, the firm wants to build:

  • 48 single family homes and bedroom condominiums with 134 parking stalls
  • 198 one- to two-bedroom apartments with 380 parking stalls
  • The fitness center

The project would also include a 4,000-square foot community building and a pool.
