The Cost of Doing Business in San Juan Capistrano

A look at the cost of leasing space in some of the city's retail centers.

Have you ever found yourself wondering how much it costs to lease space in one of the city's retail centers?

According to Loopnet.com, there are many spaces available to lease in San Juan Capistrano ranging in size from 102 square feet to 6,000 square feet, with lease rates ranging from $1.50 to $2.75 per square foot per month, though rates may be negotiable depending on the leasing company.

If you're wondering what it might cost to purchase an entire retail strip, Mercado Village is on the market with a list price of $4.9 million. Located at 31952 Camino Capistrano, the center was built in 1981 and hosts , and other mixed-use retail and office tenants in its 14,002-square-foot complex that is currently 93 percent occupied.

Marbella Plaza is home to the , and . At the 31000 block of Rancho Viejo Rd., the center was built in 1992, and the listing describes it as a "premier San Juan Capistrano location" that offers "excellent high-income demographic." Currently, there are eight spaces available, ranging in size from 582 square feet to 2,072 square feet, all of which are listed at $1.50 per square foot per month.

At Mission Village, at the 32100 block of Camino Capistrano, there is one 3,300-square foot space offered for $2.30 per square foot per month. The center was built in 1970 and is home to the recently renovated , as well as . The listing states that the available space could easily be converted into two smaller spaces at the shopping center, which it describes as a "bustling neighborhood center in the heart of beautiful San Juan Capistrano."

The Alipaz Plaza, at 31952 Del Obispo St., has three vacancies, ranging in size from 960 square feet to 3,055 square feet, all of which are being offered for $1.75 per square foot per month. Current tenants include  and .

At Plaza del Rio, the new home for Independence Bank—which is relocating after four years in Marbella Plaza, OC Metro reported today—prices per square foot are listed as "negotiable." Blake Fogel, Vice President of Westwood Financial, the company that owns the shopping center, said that current tenants of the property pay between the mid-two dollar to low-three dollar per square foot per month. There are three spaces available ranging in size from 601 to 1,250 square feet. The center was built in 1981, was remodeled in 2000 and features .
