San Juan Capistrano Property Values Sag, Other Cities' Improve

According to the Orange County Assessor, property values in eight of 34 Orange County cities decreased in 2011.

While overall property values Orange County inched upward for the first time since 2009, San Juan Capistrano is among eight local cities to see another dip in 2011.

The value of the 12,675 parcels assessed in San Juan Capistrano slid by .32 percent, or $18.8 million.

Countywide, values increased by 0.87 percent. House resales, new construction, rennovations and new development, however, remain at their combined lowest level in 20 years, according to Webster J. Guillory.

"The real estate markets continue to be dynamic," he said.

The assessor’s annual report found that cities with the biggest changes in value are Seal Beach, which has the highest value increase by percentage (3.62 percent), followed by Yorba Linda (2.96 percent) and Westminster (2.32 percent).

Only Laguna Woods has a decline greater than 1 percent (-1.22 percent), followed by Los Alamitos at -0.71 percent, and San Clemente at -0.59 percent.

Irvine is firmly the county’s number one city with the highest total assessed value of $47.1 billion, an increase of 1.45 percent over last year. Newport Beach is second with a value of over $39.1 billion,
a 0.93 percent increase over last year. Anaheim has the county’s third highest total assessed value of $34.7 billion, an increase of 0.88 percent from last year.

A property value notice for each property has been mailed to owners. If a notice is not received by July 20, owners should contact the Assessor Department at (714) 834-2727 to verify their mailing address or to request a duplicate notice.
