What's Being Built in San Juan Capistrano?

Development Report, July 25, 2011.

Here are updates, pulled from the city manager's weekly report, on San Juan Capistrano's Community Development Department's five divisions: planning, building and safety, code enforcement, historic preservation and housing.

: Demolition has begun on the front of the store to add 25,000 square feet of building including an outdoor dining area. Expected completion is in November 2011.

: Is nearing completion of the framing stage. Completion expected February 2012.

Orange Coast Chrysler: and pending approval of a permanent sign program.

Tuttle-Click Capistrano Ford: Processing Architectural Control application to remove modular buildings, upgrade showroom, add service bays, car wash, and entry canopy. Expect approval by October 2011.

Capistrano Terrace Mobilehome Park Closure: An is being considered by the Housing Advisory Committee on July 27, 2011.

2C Ranch/Trabuco Creek Habitat Restoration: The city received  $1.5 million in grant funding and his hired a project manager (Derek Ostensen) and biology firm (Dudek) to administer the five-year restoration program.

: Staff is still waiting on environmental consultant Templeton Associates to complete the draft Environmental Impact Report. Once the draft report is circulated for a 45-day public review, staff can begin gathering feedback from the City Council's advisory boards.

Saddleback Valley Christian School: The school has submitted plans to build out the rest of its campus. The plans include a two-story 21,050-square foot-classroom building, 14,000-square-foot gymnasium and removal of the remaining temporary modular buildings. The City is expecting the school to at the top of slope of the school property running the length of the school property along Trabuco Creek by the end of August.

Mission San Juan Capistrano : Received Planning Commission approval June 28. Decision is final.

Villa Montana Apartments: project goes to Planning Commission work session in July.
